To attract the broadest range of potential buyers, it's essential to think like them and create a space where they can envision themselves living. This can be challenging when you have an emotional attachment to your home, making it difficult to identify necessary changes. A staging consultation can offer clarity and direction. I will work with you, using items you already own, to rearrange and declutter, showcasing your home in the best possible light. Let's make your home appealing to every prospective buyer.

The Process

Once I receive your payment, and booking request I will send you a welcome email within 2 business days. This will contain a link to a Staging Questionnaire, and the Design Agreement which you will need to sign before we proceed.
Before our appointment I will request that you clean and declutter your home as much as possible so I am able to do my best work.
On the day of our appointment I walk with you from room to room and around the exterior of your home. In each space I give you suggestions for what to keep, what to remove, and where to place furnishings and decor in order to make a good impression on the largest number of buyers. I mark items that stay with small flags to help you remember.
Within 2 business days after our appointment I send you a summary of my suggestions arranged by room as well as general tips for preparing your home. You can use this as a reference as you prepare to put your house on the market.
In some cases I will recommend small repairs and touch-ups, or purchase of a new item(s) (painting a room or an updated light fixture for example). I try to keep these things to a minimum but occasionally a small change like this can make a giant impact on a space. If this is the case I will provide you with the appropriate product link or color choice so you don't have to search for these things on your own.

Things to Note

The best time to get a Staging Consultation is a month or more before you plan to list your home. This allows you ample time to implement the suggested changes.
A staging consultation is an on-site appointment lasting up to one and a half hours, depending on the size of your home. I do not prorate my services and there is no refund for unused time.
We have a lot to cover in the time allotted so it is fast paced, but I try to make sure you understand all of my instructions thoroughly. I encourage you to ask questions if you need clarification. I also encourage you to take your own notes as we go.
I highly recommend getting a storage unit to temporarily house your moving boxes as well as any items I instruct you to rehome during the selling process. All of my suggestions to remove items is not a judgement of your style or preferences, but an effort to make your home appear visually appealing to the largest number of buyers.
This is a consultation only. No actual moving of furniture or decor will occur during this appointment. All changes must be carried out by the homeowner.
This service is subject to availability on my calendar. Staging consultations are only available during my normal business hours. Check below for my current hours.
There are no cancellations or refunds on Staging Consultation packages once they are booked. However, I do understand that things come up and you may need to reschedule an existing appointment for a later date. You can reschedule up to 24 hours before our scheduled appointment.
